Summary

The increasing demand for warehouse space in Kenya, particularly in locations near logistics hubs and transportation networks, presents a lucrative opportunity for the construction of EPZA (Export Processing Zones Authority) warehouses. This project aims to capitalize on these opportunities by creating commercial warehouse spaces that offer mutual revenue sharing and sustainable revenue generation. By focusing on utilities and expanded ground rent opportunities through larger deployments, the project seeks to address the significant need for industrial infrastructure in Kenya. The strategic positioning of these warehouses will enhance logistical efficiencies and support the growing needs of the manufacturing sector, a key pillar in Kenya's Vision 2030. Manufacturing has been identified as a critical sector within Kenya's Vision 2030 economic pillar and the government's "Big 4 Agenda," which aims to increase its GDP contribution to 15% by 2022. Over the past five years, manufacturing has consistently contributed an average of 8.5% to Kenya's GDP, demonstrating its importance and potential for growth. With approximately 3,700 firms, including SMEs and large enterprises, engaged in manufacturing, there is a robust demand for industrial spaces that can support value addition and the expansion of the manufacturing sector. The construction of EPZA warehouses will provide the necessary infrastructure to accommodate these firms, facilitating their growth and integration into the broader economy. The proposed EPZA warehouses will incorporate sustainable building solutions, aligning with the green agenda by using eco-friendly materials, energy-efficient systems, and operational practices that enhance environmental sustainability. Re-afforestation efforts along key infrastructure developments will further promote the green agenda and create commercially viable carbon offset opportunities. The project, located at Dagoretti Road, Karen, Nairobi, Kenya, is projected to cost USD 67,574,208 and create 200 employment opportunities. By offering flexible and adjustable manufacturing facilities, the project will enable seamless integration with existing operations, significantly lowering expansion costs for investors and promoting sustainable industrial growth in Kenya.
